Quick answer
What services does a specialist masonry cleaner provide?
A specialist masonry cleaner covers brick cleaning and acid washing on new and existing brickwork, high-pressure cleaning of concrete and hard paving, low-pressure soft washing for render, roofs and cladding, and stain-specific remediation for efflorescence, vanadium, manganese, rust and acid burn. Specialist work extends to heritage masonry, sandstone, graffiti and paint removal, high-rise facades and rail infrastructure.

Brick Cleaning
Cleaning brickwork properly is a chemistry job, not a pressure job. Get the dilution, the pre-soak or the timing wrong and you do not get a slightly worse result — you get acid burn, blown mortar joints or a vanadium stain that sets permanently. This is what we have done for over twenty years.
Brick & masonry
Brick Cleaning
Brick cleaning is the controlled removal of mortar smear, cement residue and staining from new or existing brickwork, usually using a diluted hydrochloric acid solution applied to pre-soaked, saturated brick and then fully neutralised and rinsed. In Australia the recognised standard is Think Brick Australia accreditation, which brick manufacturers require for cleaning to remain warranty-compliant.
DetailsMasonry acid washingAcid Washing
Acid washing is the application of diluted hydrochloric acid to masonry to dissolve cured mortar smear, cement film and lime deposits. The brick must be saturated with water first so the acid reacts on the surface rather than soaking into the unit, and the wall must be neutralised and rinsed immediately afterwards.
DetailsConstruction brick cleaningNew Homes & Builders
Australian brick manufacturers extend product warranty on the condition that cleaning is carried out correctly, and Think Brick Australia accreditation is the recognised evidence of that. An unaccredited clean that causes acid burn, vanadium staining or joint erosion is generally not a warranty claim against the brick — it becomes the builder’s defect to rectify before handover..
DetailsHeritage masonry conservation cleaningHeritage Brick
Heritage brickwork should be cleaned using the gentlest effective method — typically low-pressure water, nebulous misting, poultices or fine micro-abrasive systems rather than hydrochloric acid or high pressure. Hand-made bricks have a soft fired skin and are usually laid in lime mortar, both of which acid and high pressure erode irreversibly.
DetailsNatural stone cleaningSandstone Cleaning
Sandstone should be cleaned with low pressure and pH-appropriate chemistry rather than hydrochloric acid or high-pressure water. Acid reacts with iron compounds naturally present in the stone and can trigger permanent orange-brown staining, while high pressure erodes the soft matrix and leaves a pitted, sandy surface that soils faster afterwards.
DetailsPressure & soft wash
High Pressure Cleaning
Concrete and hard paving generally tolerate 3,000–4,000 psi with a rotary surface cleaner, brick and pavers sit lower, and render, painted surfaces, timber, sandstone and roof tiles should be soft washed under about 500 psi instead. Water flow in litres per minute matters more than raw pressure for cleaning speed, and a wide fan at correct standoff distance prevents the striping caused by narrow nozzles held too close..
DetailsLow pressure exterior cleaningSoft Washing
Soft washing cleans exterior surfaces using low pressure — typically under 500 psi, about the force of a garden hose — combined with a biocidal detergent solution that kills mould, algae, lichen and bacteria at the root. Pressure washing removes growth mechanically, leaving the root structure behind so it returns quickly.
DetailsConcrete pressure cleaning and degreasingConcrete Cleaning
Oil must be drawn out of the concrete, not blasted off it. The standard approach is an alkaline degreaser applied to the dry stain and allowed to dwell so it emulsifies the oil within the pores, agitated, then flushed with hot water or high pressure.
DetailsDriveway pressure cleaningDriveway Cleaning
Most Australian driveways benefit from a professional clean every 12 to 24 months. Shaded, south-facing and heavily treed driveways need it annually because moss, algae and tannin build faster, while open sunny driveways can stretch further.
DetailsRoof washing and treatmentRoof Cleaning
Roofs should be soft washed. High pressure on concrete and terracotta tiles strips the factory surface coating, exposing porous concrete that then grows moss faster than before, and it drives water up under the tile laps into the roof cavity.
DetailsExterior hard surface cleaningAll Hard Surfaces
Hard surface cleaning covers the professional cleaning of all non-porous and semi-porous exterior building materials — brick, block, concrete, pavers, natural stone, tile, render, metal cladding and treated timber. The defining skill is matching the method to the substrate: acid chemistry for cured cement on masonry, high pressure with a surface cleaner for sound concrete, and low-pressure soft washing for render, paint, timber and roof tiles..

Graffiti Removal
On porous masonry, graffiti is removed with a solvent-based remover or a poultice that draws the pigment back out of the pores, rather than by abrasive blasting which strips the fired brick face. The remover is applied, given dwell time, agitated and then flushed at low to moderate pressure.
DetailsPaint and coating removal from masonryPaint Removal
Yes, using chemical poultice strippers rather than abrasive blasting. A thick stripping paste is applied to the masonry, covered, and left to dwell for hours so it softens the coating through its full depth, then removed and the surface flushed.
DetailsFacade cleaning at heightHigh-Rise Buildings
High-rise facades are cleaned in staged drops from top to bottom using rope access, elevated work platforms or swing stages, with the method matched to the cladding — acid or specialised chemistry on face brick and precast, low-pressure soft washing on render, coatings and glass. Runoff containment, wind monitoring, exclusion zones below and coordination with building management are as central to the job as the cleaning itself..
DetailsRail corridor and station cleaningRail Infrastructure
Rail infrastructure cleaning covers station buildings, platform structures, canopies, underbridges, abutments, retaining walls, noise walls and corridor fencing. Work is typically carried out in scheduled possessions or outside operating hours, under rail safety requirements covering site induction, protection officers, exclusion from the danger zone and controlled runoff.
DetailsCommercial and strata exterior cleaningCommercial & Strata
Most commercial and strata exteriors are best cleaned on a scheduled cycle — car parks and hardstand every 6 to 12 months, retail entries and high-traffic pedestrian areas quarterly, and building facades every 2 to 4 years depending on exposure. Scheduled cleaning is materially cheaper than reactive cleaning because soiling is removed before it bonds, and it removes the slip-hazard exposure that comes with biological growth on trafficked surfaces..
DetailsFleet and plant washingTruck & Machinery
Heavy machinery is cleaned with hot water high pressure and an alkaline degreaser applied to the engine bay, undercarriage, tracks and body, allowed to dwell so it emulsifies grease and hydraulic residue, then flushed. Dried clay and concrete build-up usually needs soaking and mechanical removal first.
DetailsTile and grout cleaningTile Cleaning
Grout is porous cement, so it absorbs dirt, oils and biological growth that the tile itself repels, which is why a floor can look dirty when the tiles are clean. Grout is restored with an alkaline cleaner and mechanical agitation, then optionally sealed.
DetailsTimber cleaning and restorationTimber Deck Cleaning
Timber decks should be cleaned chemically at low pressure rather than blasted. A timber cleaner or oxygen-based brightener lifts grey weathered fibre, mould and tannin, and is then rinsed at low pressure with the grain.
DetailsFence and boundary wall cleaningFence Cleaning
Colorbond fencing should be soft washed, not pressure blasted. A low-pressure detergent and biocide application lifts the salt film, dust and mould that dull the colour, and is rinsed at low pressure.
DetailsFAQ
About our services
Can you do everything on a property in one visit?
Usually yes. Whole-property cleans typically run one to two days depending on size and access, sequenced top down — roof and gutters, then walls, then driveways, paths and decks — so nothing already cleaned gets re-soiled.
How do you decide which method to use?
Substrate first, then the soiling. The same black growth on render, a tile roof and a concrete path is three different jobs with three different chemistries. We walk the property and set the approach surface by surface before quoting.
Do you do commercial as well as residential?
Yes — strata and building managers, retail and industrial, clubs and hotels, schools and aged care, builders and remedial contractors, plus rail corridor work. Certificates of currency and safe work documentation are supplied as standard.
