Facades at height

High-Rise Building Cleaning

Cleaning a facade twelve storeys up is the same chemistry as cleaning a garden wall, with an entirely different set of constraints around access, containment, wind and everybody underneath you.

Quick answer

How are high-rise building facades cleaned?

High-rise facades are cleaned in staged drops from top to bottom using rope access, elevated work platforms or swing stages, with the method matched to the cladding — acid or specialised chemistry on face brick and precast, low-pressure soft washing on render, coatings and glass. Runoff containment, wind monitoring, exclusion zones below and coordination with building management are as central to the job as the cleaning itself.

What we do at height

  • Face brick and precast concrete facade cleaning and stain removal
  • Efflorescence and lime run-down on precast panels and balconies
  • Render and painted facade soft washing
  • Balcony soffits, blade walls, columns and entry canopies
  • Graffiti removal at height on street-facing elevations
  • Pre-paint and pre-remedial preparation cleaning

Working around occupants

Residents and tenants need notice, windows closed, balcony furniture moved and cars relocated. We provide the notice content for building management to distribute, work in defined drops so only part of the building is affected at a time, and schedule noisy or disruptive stages where they cause least trouble.

03

Runoff and containment

Water leaving a facade has to go somewhere, and on a commercial site that somewhere is usually a stormwater drain with compliance obligations attached. We contain, capture and dispose of runoff where the site or the chemistry requires it, and document it.

FAQ

High-Rise Buildings — questions we get asked

Do you carry insurance for work at height?

Yes, with public liability cover appropriate to high-rise and commercial work. Certificates of currency, SWMS and site-specific safe work documentation are supplied before mobilisation.

Can you clean a facade in stages across budgets?

Yes. Strata budgets often make a staged programme more workable — worst elevation first, then a defined sequence over following periods. It is worth doing whole elevations rather than partial ones so there is no visible clean line.
