Scheduled, insured, invoiced

Commercial & Strata Cleaning

Commercial exterior cleaning is judged on two things: whether the site looks right, and whether you had to think about it. We work to a schedule, outside trading hours where needed, and invoice on terms.

Quick answer

How often should commercial property exteriors be cleaned?

Most commercial and strata exteriors are best cleaned on a scheduled cycle — car parks and hardstand every 6 to 12 months, retail entries and high-traffic pedestrian areas quarterly, and building facades every 2 to 4 years depending on exposure. Scheduled cleaning is materially cheaper than reactive cleaning because soiling is removed before it bonds, and it removes the slip-hazard exposure that comes with biological growth on trafficked surfaces.

Who we work for

  • Strata committees and building managers — common property, car parks, walkways, bin areas
  • Retail centres, neighbourhood shopping strips and food precincts
  • Industrial estates, warehouses, loading docks and wash bays
  • Clubs, pubs, hotels and accommodation
  • Schools, aged care, churches and community facilities
  • Builders and remedial contractors requiring pre-works cleaning

Slip risk is the quiet one

Algae and biofilm on a trafficked concrete surface is a genuine liability exposure, and it is invisible until it is wet. A cleaning schedule on entries, ramps, walkways and car park aprons is one of the cheapest risk-control measures a building has.

03

Scheduling around your operation

Car parks get done overnight or on the quietest trading day. Food premises get cleaned outside service. Industrial hardstand gets done around freight movements. Nothing about this is difficult, it just has to be planned rather than assumed.

FAQ

Commercial & Strata — questions we get asked

Do you offer scheduled maintenance contracts?

Yes, and they price better than ad-hoc work. A set frequency with a fixed scope means the site never gets to the state where it needs an expensive restoration clean.

Can you supply insurance and safety documentation?

Certificates of currency, SWMS and site-specific documentation are supplied as standard for commercial engagements.

Do you manage wastewater and runoff?

Where the site or the local authority requires containment and capture, yes — including bunding, capture and compliant disposal, with documentation.
